Home Buyer Inspection Services
Certified Property Inspections, Inc provides prompt, competitively priced, quality property inspections services for home buyers throughout all areas of Chicago and all of the suburbs of the Illinois Counties of Cook, DuPage, Will, Kane, DeKalb, Lake, McHenry & Winnebago. All reports are objective, detailed, well written and include a home safety review. A complete summary of noted deficiencies, their priorities to address and the cost to remedy is included.
Detailed Reports Home Buyers can choose between our On-Site Report which is issued at the end of the inspection or our Computer Generated Report which will be emailed to you and your designated parties the evening or morning following your inspection. Two copies of your report printed in color will be sent to you the following day.
Your inspection report will include your inspector's observations, comments, maintenance suggestions, budget prices for repair, replacement or remodeling along with general information and tips relating to home ownership. All reports include a deficiency summary page complete with priorities, budget figures and a safety review of the property for your family.
A private verbal consultation is available at the end of the inspection to discuss any areas of concern that may not have been appropriate to discuss with others present.
Scheduling Your Inspection Inspections are normally scheduled during daylight hours Monday through Saturdays. Sundays are scheduled on a very limited basis. Please allow approximately 3 hours for your inspection. A little longer if the home is older, has a lot of deferred maintenance or this is your first house. We do not overbook our inspectors (2 inspections per day, usually one in the morning and one in the afternoon) so the inspector can be comfortable staying with you until all of your questions are answered. You will also receive your inspector's cell phone number so you can contact him/her with any questions that may arise after the inspection.
Your inspector is going to stay with you until all of his/her questions and yours are satisfactorily answered.
The Certified Difference The decision to purchase a home can be one of the most stressful and complex transactions you may experience. Certified Property Inspections, Inc provides accurate information reported in a responsible, easy to understand and objective manner to assist you with your decision making process.
You will notice what we call the "Certified" difference with our easily recognized expertise, courtesy and private verbal consultation available at the end of your inspection.
First Time Home Buyers First time home buyers appreciate our patience and plain language concerning areas & systems of the home they are not familiar with. Your inspector will also demonstrate how to operate and maintain key equipment to enhance its operation and extend its useful life. Items will be identified that you may want to address prior to moving in as well as items you may need to address in the first few years of ownership. Your inspector will explain these potential problems in a way that first time home buyers especially appreciate. Your inspector knows how to put every issue into its proper perspective (given the age and style of home, etc) and provide budget figures to resolve them or replace them. Finally many of the positive aspects of the property will be pointed out hopefully confirming your decision to make an offer on the property was the correct one.
